The Rauschenberg Residency – A Creative Sanctuary on Captiva Island
The Rauschenberg Residency on Captiva Island, Florida, is a renowned creative hub for artists worldwide, housed on the late Robert Rauschenberg’s historic property. The Captiva Adaptation project revitalizes 11 existing structures and a new 6,000-SF facility, enhancing architectural finishes, structural components, MEPS systems, and grounds to preserve this tranquil and inspiring space for future generations.

Revitalizing Strivers' Row Dining – A Community-Focused Collaboration
SCCS Group collaborated with a team of S/W/M/V Business Enterprises to create outdoor dining spaces for restaurants along Harlem's historic Strivers' Row. This initiative, launched by Uber, supported small and minority-owned businesses impacted by COVID-19, reconnecting the community with authentic local dining experiences.

This deeply impactful program positively affected the Mission District, as the first 100% affordable new construction rental community in decades.
Our team was retained to support Mission Housing Development Corporation, the Master Landlord, to complete the commercial tenanted spaces. SCCS Group oversaw pre-construction, construction, and the successful turnover of the following programed spaces: Childcare/early headstart center, Artist studios, Bicycle shop, and a Cafe; spanning approximately 30,000sf in total across the ground floor and courtyard.

Preserving Affordable Housing
The SFHA Scattered Sites program involves gut rehabilitating five Type V wood-framed buildings across San Francisco to preserve affordable, supportive, and senior housing for existing tenants, while adding community development spaces. SCCS Group supported pre-construction efforts, including design development, cost control, and contractor selection, ensuring alignment with City and CMD requirements for SBE, DBE, and LBE participation.
Make the Road NY Community Center

A Hub for Empowerment
The new Make the Road NY (MRNY) Community Center will serve as a vibrant hub for empowering underserved communities through education, immigration, health, and housing justice. Designed as the headquarters for MRNY NY, the center will feature administrative offices, teaching spaces, a large auditorium, and a rooftop lounge, fostering engagement through community meals, job fairs, and educational programs.

Revitalizing Historic SRO Buildings
The Scattered Sites project transforms historic Single Room Occupancy buildings into 100% affordable housing for households earning up to 80% AMI. Renovations across the sites will deliver 106 residential units, property management and resident services, common areas, and ground-floor restaurant spaces.

A Model of Sustainability and Community Empowerment
Chestnut Commons, a key development in the East New York Neighborhood Plan, represents a transformative step forward for the East New York and Cypress Hills communities. Located at the corner of Atlantic Ave and Chestnut Street, this 14-story building provides 275 units of affordable housing for formerly homeless and low-income households. The development promotes both economic and social growth in the area, offering a range of amenities designed to enhance the quality of life for its residents. These include a community lounge, fitness center, rooftop garden, and a zero-waste program, all designed with sustainability and healthy living in mind.

Revitalizing Hunts Point with Affordable Housing and Job Opportunities
Bronx, NY
Located in the Hunts Point neighborhood, The Peninsula is a transformative project that reimagines the former Spofford Juvenile Detention facility into a thriving, mixed-use community. The development features four 14-story buildings offering 100% affordable and supportive housing, alongside a state-of-the-art light industrial building, Building 1A. This space fosters job creation through its tenant businesses in light industrial and manufacturing sectors, providing essential employment opportunities for local Bronx residents. The development also includes a public plaza, resident parking, and is designed to meet LEED Silver standards with a zero-waste program.

Rauschenberg Foundation

Preserving a Historic Legacy
Once the residence and studio of artist Robert Rauschenberg, 381 Lafayette Street in lower Manhattan now serves as the headquarters for the Robert Rauschenberg Foundation. SCCS Group provided advisory services to restore its historic Landmarked façade, upgrade MEP systems, and enhance interiors while preserving the building’s original features. This project ensures the space continues to support the foundation’s mission through residency, gallery, and nonprofit activities.
Apollo Hotel

Preserving Community and Providing Affordable Housing
The Apollo Hotel, located in the 16th Street/Valencia Street corridor, is a historic 80-unit Single Room Occupancy (SRO) permanent residence hotel operated by Mission Housing Development Corporation (MHDC). Built in 1908 in the Post-1906 reconstruction period, the Apollo Hotel serves as one of the oldest and largest hotels in the neighborhood. It offers essential permanent supportive housing for formerly homeless and very low-income adults, while maintaining the character and charm of the community.

Supporting the Mission to End Homelessness
This new location serves as the headquarters for Episcopal Community Services (ECS) in San Francisco, designed with a mix of perimeter private offices and an open floor plan. The tenant improvement project involved updating an existing commercial shell with refreshed life safety systems, new HVAC, and lighting throughout the office.
SCCS Group was proud to support ECS in creating a space that enhances their operations and furthers their mission to end homelessness in San Francisco.
CURYJ Community Center

A Space for Youth Empowerment and Social Change
SCCS Group is providing tenant improvement services for a 7,000-square-foot space in a newly constructed affordable housing village, set to become the headquarters of Communities United for Restorative Youth Justice (CURYJ). This community center will serve as a hub for CURYJ’s mission to end youth incarceration and focus on youth empowerment and leadership.
CURYJ offers a range of programs, including community organizing, arts events, digital training, mentoring, political advocacy, and support navigating the criminal justice system. The center will also host a café and restaurant, providing job training and entrepreneurship opportunities for formerly incarcerated youth.
Chestnut Commons, Community Center
A Vital Hub for Economic Opportunity

Located at the base of Chestnut Commons, the 40,000-square-foot community center serves as the new headquarters for the Cypress Hills Local Development Corporation (CHLDC). Dedicated to fostering educational and economic success, as well as preserving affordable housing for East New York residents, CHLDC leads this space as a hub for community empowerment.
The center also houses key organizations such as Housing Plus, Menotti Enterprise, and Kingsborough Community Center, which provides college classes for the community. Additionally, a state-of-the-art food incubator offers culinary job training, further supporting local workforce development.

Scheuer House properties, housing over 500 low- and moderate-income seniors. SCCS Group is proud to support Selfhelp at Scheuer House of Bayside, providing pre-construction and construction advisory services to enhance this vital senior living community.

Early Learning and Affordable Housing Initiative
Mission Neighborhood Centers (MNC) is addressing urban poverty through cultural and educational programs, including the development of a state-of-the-art Early Childcare and Education Center. The facility offers 7,972 sq. ft. of indoor/outdoor space for 42 children while supporting the broader community with 165 units of 100% affordable housing for low- to moderate-income families.

Expanding Conservatory and Office Space
Located in the heart of historic downtown Red Bank, NJ, the Count Basie Center for the Arts is a cultural cornerstone dedicated to inspiring, educating, and entertaining through diverse artistic experiences. This renovation project will expand the center’s conservatory program, creating additional classrooms to serve more students, while transforming the second floor into an efficient office space to support future growth.

Constructed between 2005 and 2007, two expansive residential properties comprising 261 housing units across 20 buildings are undergoing a comprehensive rehabilitation led by SCCS Group. With a focus on minimizing tenant disruption, the project upgrades essential amenities, including childcare, early education facilities, social services, and playgrounds, while maintaining scope, budget, and schedule goals through collaborative teamwork.
